2019 Real Estate Forecast

The number one question I always get from my clients and friends is, “what is the forecast for 2019”?

We are fortunate to be living in the Pacific Northwest. When talking about appreciation, the forecast for our area looks more promising than most other areas of the country where home appreciation is definitely going to have a slow down in 2019. Overall interest rates are partly to do with this, but market fundamentals remain solid so we expect an overall healthy market in Washington State.

National statistics show that we definitely are not looking at a crash coming our way, but the amount of appreciation is going to slow down a bit which is actually a good thing in my opinion because we can return to a more normal market. Last summer things were so crazy with multiple offers that buyers were giving up safeguards when buying a home just to win the bid. This year will be much better for sellers too, because they now can feel more confident in selling their home, having confidence they can find another home to buy. That was one of the issues that led to a lack of inventory last year because sellers were afraid to sell their homes in fear they would not be able to find another one to buy. Having a normal market is good for both buyers and sellers.

There are a few areas in our country that are expected to go down 1 or 2%, thank goodness Washington State is not one of them and this is expected to affect only about 5% of the markets in the US. Olympia for example is expected to appreciate by 8.8%. I would expect Pierce County as well, will fair very well with appreciation. King County not as much just because they saw such a huge increase in values last year, more so than Pierce County.

Bottom line… It’s a good time to buy and to sell in Washington State and especially in the South Puget Sound area.
