Winter Selling
While these cold and blustery days start creeping up on us, lets talk a little about selling your home in the winter.
In most cases, tis the season for buyers! Because of the low inventory in the winter months, you are putting your home on a very small list of options. If at all possible, it may be better to wait for a faster paced season..
But if you must list your home during this time of year, here are a few quick well established ideas to get your home in shape for these winter buyers..
Before pricing your home, be well informed of your LOCAL market. Know every house priced in your neighborhood and know how it compares to yours.
Make it FESTIVE!. Bring on the Holidays and Cheer by taking part in the seasons oldest tradition. It will help your house feel accurate with the time and hold a sense of comfort in coming home.
While you are decorating your home, take note of where ice and snow or mud build up has occurred with the harsh weather and make sure to Be Consistant in keeping up with salting and shoveling so that there are no mishaps when buyers walk around the property.
Keep the home Well Lit even when you are not home. This allows passerby’s to feel that vibrance even on a gray and dark day. Maximize Light at all times by opening any blinds and drapes. Clean the windows to let as much natural light in as possible.
When you know there will be a showing, set the thermostat a big higher for added WARMTH so they fill comfortable enough coming in from the cold to take their time walking around the home.
Buyers do not like to see clutter in home they are pursuing so continue to keep things as tidy as possible. Add a some comfort with large pillows and soft throws.
Bring on the aromas! One of the biggest memory triggers is scent so light a pleasant smelling candle in your home before a showing or leave some vanilla in a still hot oven so that buyers feel like they are already home and about to have one of moms cookies after coming in from a long day!
Better yet, make some cookies and leave them on the counter.
Appear Meticulous by staying organized and leaving a sign out asking for visitors to take their shoes off. People want to know that you take pride in your home and want to keep it well maintained.
At the end of the day try to be Flexible since this is a busy time for most people.
