7 Reasons to Buy in the Fall

Obviously Spring and Summer are the “high” months of Real Estate. If you are one of those frustrated buyers who keeps getting beat out on every house you are interested in during April to August, there is still hope for you! Fall is known as the best time for buyers to finally get the home of their dreams. There are less families out looking at this time now that school has started, so you have a lot better chance on negotiating a deal. Check out these 7 reasons you should definitely consider buying in the Fall…

1. Less Competition. Many people consider the Fall as an “off season” for Real Estate because there isn’t as much competition during this time. But in some cases, there is just as much inventory as there was during Spring and Summer. Old inventory is repositioned in price and is more allowing of negotiation. Plus there is the new inventory that just hit the market. Most sellers are very motivated to sell before the holiday season hits.
2. Sellers are Frustrated. Some sellers who put their house on the market at the peak season might be a tad frustrated now that the “cooler market” is about to hit. After months of lowball offers or just no offers at all, these sellers are more willing to take a lower offer or be up to negotiate terms. Most of the time sellers are more willing to take a little less money than wait a whole 6 months to put their house back on the market for Spring.
3. Some Sellers are Serious. Not all the homes on the market in the Fall are just “leftovers” from Summer and Spring. Some sellers have no choice but to list in the Fall due to moving jobs or they just had a house built and now it is ready. Most of the time, when it is a reason for an immediate move, the house is reasonably priced and the seller is open to negotiating.
4. Take Advantage of Tax Breaks. First-Time Homebuyers, take note! No, you can’t escape paying income tax but you can make a dent in what you owe when you become a homeowner. Property tax and mortgage interest are both deductions you can take for your whole years’ worth of income, even if you closed on your home in December. Payments that are made prior to the closing of the loan are tax-deductible. This can make a big difference in the amount you owe the government at the end of the year!
5. Fall is a Safe Time. Did you know that the Summer season is the highest season for burglars to break into your home? July and August are prime months for burglaries to take place. Buying in Fall gives you time to check out the neighborhood and see how much theft and crimes were happening the summer prior. You can settle in your home and have time to set up a housing alarm system as well.
6. Be the Center of Attention. Since Spring and Summer are such busy months for the Real Estate industry, you might not feel like you are being peoples main focus. Brokers are usually busier during that time showing other clients and listing homes, moving companies are booked out for weeks, Escrow and lenders are dealing with a lot on their plates too. Fall time is usually a little slower so that you can feel confident that things will get done in a timely matter. The possibility of experiencing any delays in the Fall seem to go way down. Not saying it isn’t going to happen, it is just less likely.
7. Experience End-of-the-Year Sales. Now that you got the house you always wanted, you need to decorate and maintain it! If appliances weren’t part of your deal, you will need to buy those too! Fall and Winter seasons seem to have the best sales for all your household needs. Carpet and paint, lawnmowers and weed whackers, kitchen appliances and cookware are all things that tends to have deals during this time of year. Black Friday deals or Christmas Specials are always the ideal time to look for what you need for cheaper!

Seniors and Housing…..

For the last few years, wealth built through housing is on the rise for seniors. Wealth grew to $6.97 trillion in quarter three of 2018 for seniors 62 and older. This represents and increase from the quarter before of $97 Billion. This is a continuation of wealth building from an increase in 2017 of 1.96% nation wide. Some areas of course saw an even greater increase in property values like the Pacific Northwest. Because of this we are also seeing an increase of Reverse Mortgages.

At a time when we are possibly going to see a mild recession and stock market volatility it’s an important time for seniors to take a look at their retirement resources and also to make any necessary adjustments for their future financial security. Housing wealth should always be considered along with your other financial investments.
