Steve Schoos

Congratulations to Steve Schoos for our April Agent of the Month!!!

Steve has been a Real Estate Broker for 11 years. In 2015, Steve was the recipient of the Top Selling Broker Award and Steve also made it into The John L Scott Presidents Club. Steve lives and works in the town of Orting and genuinely loves not only what he does for a living but the small town he lives in.

We love having Steve in our office. When Steve is in the office you know you are going to be laughing (sometimes to the point of tears). Steve shares his enthusiasm for Real Estate with all the agents in the office. Steve’s knowledge is a huge help to the “newbies” in the office and he always has time to answer any questions. Steve truly cares for his clients and doesn’t hesitate to go to bat for them in any situation.

Cheers to you Steve!!

9 Real Estate Myths for the Home Buyer or Home Seller – Day 9

9 Real Estate Myths for the Home Buyer or Home Seller – Day 9

Myth #9: Your agent ALWAYS has your best interest in mind.
As a real estate agent I would love to say YES to this 110% but like all things there are a few agents out there that don’t go by a code of ethics and will try to do some shady things. Always, ask questions and if your agent can’t help you or is not being cooperative, by all means, call their designated broker. You should always feel comfortable with your agent. YOU are the BOSS!! If you don’t like the fit between you and your agent fire them and find someone that YOU work well with.

9 Real Estate Myths for the Home Buyer or Home Seller – Day 8

Myth #8: If I hold an Open House my home will sell faster
That really isn’t the case. Most people these days find their homes on the internet. Open houses are a great way for agents to get more clients and maybe get some foot traffic through the door but very rarely does a buyer find the home they are looking for by just popping into an open house.

9 Real Estate Myths for the Home Buyer or Home Seller – Day 7

9 Real Estate Myths for the Home Buyer or Home Seller – Day 7

Myth #7: All properties on the market show up on the MLS.

In most cases, yes, but it never hurts to just double check with your listing agent and read through the paperwork carefully to make sure that they are going to be marketing your home on the NWMLS. For Sale By Owners, for the most part, DO NOT show up on the MLS.

9 Real Estate Myths for the Home Buyer or Home Seller – Day 6

9 Real Estate Myths for the Home Buyer or Home Seller – Day 6

Myth #6: I will recoup all the money I spent on my house
Probably not! Will you sell your home quicker if you fix items that are in need of repair? Yes, but don’t expect to get all that money that you put into your home back out of it. Again, think before you go and do any big purchasing or remodeling for your home when it is on the market.

9 Real Estate Myths for the Home Buyer or Home Seller – Day 5

9 Real Estate Myths for the Home Buyer or Home Seller – Day 5

Myth #5: If I remodel the kitchen/bathroom my house will sell faster
Yes, if you have a big repair by all means fix it. If you are just thinking that you don’t like the fixtures or the backsplash anymore then take a minute, step back and ask yourself: Will I really get that much more money for my home by changing these things out? Is it going to be worth the trouble? You have to remember also that not everyone is going to share your personal taste. If you go in and do a remodel and it is not to the new buyers liking then they are faced with well do we remodel again or just live with it. You might instead of remodeling think about pricing the home a little lower or allotting some money for upgrades.

9 Real Estate Myths for the Home Buyer or Home Seller – Day 4

9 Real Estate Myths for the Home Buyer or Home Seller – Day 4

Myth #4: The market is going to keep going up
That my friend is not the case. The real estate market goes in waves, sometimes it is up and sometimes it is down. Sometimes it is a seller’s market and Buyers’ are tripping over each other and you have multiple offers. Sometimes it is a Buyer’s market and it works opposite. There are so many homes on the market that the Buyer’s rule the roost. The market changes every day. Don’t get caught up in the thought that the prices are going to keep going up, up and up.

9 Real Estate Myths for the Home Buyer or Home Seller – Day 3

9 Real Estate Myths for the Home Buyer or Home Seller – Day 3

Myth #3: If I SELL my own home I will save $$$

Yep, that sounds like a great idea BUT that is not always the case. This brings me back to the first day of this blog when I said, “As a society, we are not real estate experts that is why we have real estate agents…” With the market changing everyday why wouldn’t you want to have a real estate professional help you? Selling a home FSBO is tricky. You don’t have access to all of the marketing tools that a real estate agent has. You probably don’t have all the information that you would need to be able to pull comps in your area and make sure that you have your home priced correctly. SO what you thought you were saving by not paying a commission might end up costing you more in the long run if the house sits on the market for a long time and you end up reducing the price.

Yours to count on!

9 Real Estate Myths for the Home Buyer or Home Seller

Let’s talk MYTHS about buying and selling a home. As a society, we are not real estate experts that is why we have real estate agents. Someone that can help take the pressure off when you are already dealing with a stressful life event. Not everyone buys or sells a home every day, heck, not even every year. On average, maybe twice a decade. So how are you (the “Average Joe”) supposed to keep up with all the real estate changes that are going on? Well, for the next 9 days I am going to try and help you out. I am going to fill you in on 9 myths about real estate. Whether you are buying or selling I will have some tips for you.

Myth #1: Overpricing your home.
Bad idea…for the following reasons: 1: You could miss out on a potential buyer. Had you not overpriced your home, that buyer would be taking a look at your place. 2: Yes, you can lower the price of your home but now your property has been sitting on the market for a while and has become stale and 3: (which goes hand in hand with #2) Now that your house has been sitting on the market for a while when potential buyers do take a look they wonder what is wrong with the house. Why has it been sitting for so long? Are there underlying problems? Pricing your house according to the market and not trying to be overly greedy could actually save you money in the long run.
