You bought a FSBO without the help of a real estate agent, now what? Typically the next step would be to get a home inspection. But a lot of buyers are not even aware that this is necessary. The Heilbrun Home Team always recommends that you get a home inspection. They generally run about $400 and well worth it!
If you don’t have a real estate agent helping you with this process there are many pitfalls that can haunt you or contribute to you buying a money pit! I heard many stories over the years of people who thought they were getting a killer deal on a home, but never knew about getting a home inspection. They move into the home and one thing after another starts going wrong. Things may have been hidden or covered up by the seller. Now you own this mess! There are also protections built into a typical Inspection addendum that should be in all contracts, but when buying a FSBO they may end up not including pertinent and very important forms.
Home inspections are very thorough. An inspector looks at everything from life of a roof, to when the last time a furnace was serviced. Even if there are missing electrical plates, which obviously is very minor. But, a home inspection is meant to catch any and all issues with a home. Big and Small. Then, as a buyer you know what to expect for future maintenance requirements that your home will need. No surprises! Believe me that $400 is money well spent!
