Market Update:

As a Real Estate Agent in Washington State, I get asked all the time, How’s the real estate market doing? Real Estate is very cyclical and ever changing but our market in the Pacific Northwest has been very good for the last few years.

Where are we headed in 2019? Most homeowners will continue to see their homes appreciate around 4.5% over the next 12 months, but here in Washington State we hold 4 of the top 10 areas for appreciation. In the Tacoma-Seattle-Bellevue areas we are expected to see around 9.3% appreciation. Bremerton-Silverdale areas are expected to appreciate around 11.7%, Bellingham is expected to appreciate at 10.6% and Olympia at 10.3%.

The biggest concern for housing affordability is rising interest rates which have cooled our markets some. There is also a lot more inventory than what we have seen in the last two years which actually helps the ability to buy because we are not seeing the bidding wars which artificially raised home prices. Overall we can expect our market to return to a more “Normal” market which I think everyone will be happy with. It’s still a great time to sell because now you don’t have to be so afraid of selling and not being able to find another home to buy and buyers have more homes to choose from.

Bottom Line for Washington State Real Estate…it’s a great time to buy and sell!
