As Real Estate Brokers we get asked all the time, what can I do to improve my home? What will give me the best return on my investment. Well here are a few items that might help you spruce up your home before selling without breaking the bank.

Not all home improvement projects are created equal. Some renovations may cost a lot but not add significant value to your home. This list goes in the opposite direction: Here are some inexpensive home improvement projects that will not only increase your enjoyment of your home, but will also increase the home’s value.

High quality ceiling fans: In a recent National Association of Home Builders survey, ceiling fans ranked No. 1 as the most-wanted decorative item. If your ceiling fans are outdated, replace them with something in the $400 range-it’ll make a big difference when it’s time to sell.

Trees: Mature trees can be worth as much as $10,000 toward the value of your home. Trees also protect your home from the elements and prevent erosion.

Energy efficiency: Buyers are increasingly interested in saving energy, so any efficiency update is worthwhile. Switching from a wood to gas fireplace is a great start.

Outdoor lighting: Exterior lighting is great for highlighting the accents of your home, and you can typically expect a 50 percent return on investment.

Molding: You can finish a room with crown molding or railing for as little as $1.50 per foot if you take a DIY approach, and it’s extremely desirable among prospective buyers.

Myth #9: Your agent ALWAYS has your best interest in mind.
As a real estate agent I would love to say YES to this 110% but like all things there are a few agents out there that don’t go by a code of ethics and will try to do some shady things. Always, ask questions and if your agent can’t help you or is not being cooperative, by all means, call their designated broker. You should always feel comfortable with your agent. YOU are the BOSS!! If you don’t like the fit between you and your agent fire them and find someone that YOU work well with.

Myth #5: If I remodel the kitchen/bathroom my house will sell faster
Yes, if you have a big repair by all means fix it. If you are just thinking that you don’t like the fixtures or the backsplash anymore then take a minute, step back and ask yourself: Will I really get that much more money for my home by changing these things out? Is it going to be worth the trouble? You have to remember also that not everyone is going to share your personal taste. If you go in and do a remodel and it is not to the new buyers liking then they are faced with well do we remodel again or just live with it. You might instead of remodeling think about pricing the home a little lower or allotting some money for upgrades.

Myth #3: If I SELL my own home I will save $$$

Yep, that sounds like a great idea BUT that is not always the case. This brings me back to the first day of this blog when I said, “As a society, we are not real estate experts that is why we have real estate agents…” With the market changing everyday why wouldn’t you want to have a real estate professional help you? Selling a home FSBO is tricky. You don’t have access to all of the marketing tools that a real estate agent has. You probably don’t have all the information that you would need to be able to pull comps in your area and make sure that you have your home priced correctly. SO what you thought you were saving by not paying a commission might end up costing you more in the long run if the house sits on the market for a long time and you end up reducing the price.

Myth #2: “If I don’t use an Agent I will get a better deal.”
AGAIN…Bad Idea! As a buyer you are not required to pay an agent’s commission that is a cost that in most circumstances is paid by the seller. So don’t think that you NOT having representation is going to save you money! It’s the same cost for you either way…FREE!!! Having your own representation is very beneficial to you. You want someone that is in your corner. Someone that knows what to look for and is going to make sure that no corners are cut or something in the transaction is not handled properly. With that being said…there are a lot of agents out there. Feel free to conduct interviews, ask questions and don’t be afraid to say what is on your mind. If you aren’t feeling like it is going to work be upfront and honest, move on to the next agent. That is your right as a client.

Let’s talk MYTHS about buying and selling a home. As a society, we are not real estate experts that is why we have real estate agents. Someone that can help take the pressure off when you are already dealing with a stressful life event. Not everyone buys or sells a home every day, heck, not even every year. On average, maybe twice a decade. So how are you (the “Average Joe”) supposed to keep up with all the real estate changes that are going on? Well, for the next 9 days I am going to try and help you out. I am going to fill you in on 9 myths about real estate. Whether you are buying or selling I will have some tips for you.

Myth #1: Overpricing your home.
Bad idea…for the following reasons: 1: You could miss out on a potential buyer. Had you not overpriced your home, that buyer would be taking a look at your place. 2: Yes, you can lower the price of your home but now your property has been sitting on the market for a while and has become stale and 3: (which goes hand in hand with #2) Now that your house has been sitting on the market for a while when potential buyers do take a look they wonder what is wrong with the house. Why has it been sitting for so long? Are there underlying problems? Pricing your house according to the market and not trying to be overly greedy could actually save you money in the long run.
